MAILBOX REPLACEMENT

After months of research and favorable input from homeowners that have attended recent Board meetings, the Association has decided to update all mailboxes throughout the community.

These new mailboxes are fully funded in the Moss Creek reserve accounts, therefore there will be no additional charge to homeowners for these upgraded mailboxes. Not only are the new mailboxes aesthetically pleasing, they are manufactured of powder coat aluminum which is very easy to clean and will last much longer than our current developer installed mailboxes.

Installation will commence the week of May 13th and the installer will automatically haul off the old mailboxes and posts at no charge. If you wish to keep your current mailbox and post, please email admin@meritfl.com by May 8, 2019 and let Merit know you wish to keep it.

NOTE: Be aware that if you have a planting around your mailbox, they will do their very best not to damage it, however, the removal/installation process may cause inadvertent damage. Since the installer and the Association are not responsible for any damage to planters and such, you may wish to remove them yourself prior to the install start date.

RULES AND REGULATIONS

At a meeting on April 18, 2019 the Moss Creek Board of Directors approved an update of Rules & Regulations and Design Standards for Moss Creek with substantial input from residents present. The new documents are available on the website, Rules and Design Guidelines. You can also request that a copy be emailed or mailed to your at no charge by emailing admin@meritfl.com prior to May 31st.

COMMUNITY WIDE SIDEWALK REPAIRS

The community sidewalks are scheduled to be repaired the week of November 13, 2017.  The vendor will be starting at the entry gate and working their way through the neighborhood starting with Moss Island.

If there is any concrete work that you would like to have done on your lot, please contact Daniel with Curb King at (813) 294-2872 (CURB).  Owners having work done while Curb King is onsite that week will be charged $8.90/square foot which is the same per square foot price that the HOA will be paying.

Please ensure your vehicles are not parked on the sidewalks or in a way that blocks access to areas in need of repairs.  Vehicles parked in the way will be towed at the owner’s expense.  Additionally, please do not walk or drive on areas that have been worked on until allowed to do so by the vendor.

URGENT: OCTOBER 4TH AND 16TH MEETINGS REGARDING THE PROPOSED COMMUNITY PLANNED TO BE BUILT DIRECTLY ACROSS FROM MOSS CREEK

As you all know, the property across Balm Riverview is being rezoned to accommodate a new proposed 48 home development. A neighborhood meeting was held at the DaVasta house to discuss the proposed plan. Issues discussed were the upcoming rezoning meeting downtown on October 16, 2017 as well as what we can possibly do to influence the outcome. The meeting will start at 6:00PM and will be held at the Board of County Commissioners Boardroom, 2nd Floor, County Center, 601 E. Kennedy Blvd., Tampa.

We are interested in changing the lot size to 70 foot lots in an effort to remain more consistent/compatible with ours and other developments. That would drop the current proposed home count. We are also concerned about the proximity of the new entrance to ours and where that would put headlights into some of our back yards. There is also a safety concern about the proximity to the Balm Riverview school crossing. We discussed the possibility of requesting the addition of a left turn lane going into their development to accommodate peak traffic issues and how the existing traffic will be impacted. That includes the effective throughput/capacity of Balm Riverview at AM peak traffic and how the addition of another feeder will affect the existing backup.

Our good neighbor, Sandra Gorman, has been a valuable resource and is willing to help us prepare for the meeting. We would like to get as many Moss Creek homeowners as possible to attend the Rezoning hearing. We will have another meeting at the DaVasta house, 10738 Moss Island Dr., on October 4, 2017 at 7:00PM to strategize and prepare.

AFRICAN CLAWED FROGS IN MOSS CREEK (7/21/17)

The Florida Fish & Wildlife Conservation Commission has recently been working to get rid of an invasive species of aquatic life called the African Clawed Frog. This week they found this species of frog living in the Moss Creek waterways as well as in some of the neighboring waterways. They consider removing these frogs to be a high priority and will begin the process next week. Initially, the areas will be surrounded with a silt fence to keep any grown African Clawed Frogs from getting out and spreading to more locations. Once they verify that there are no endangered species of aquatic life living in the ponds, they treat the ponds with hydrated lime. This will increase the pH level for about a month, killing all of the aquatic life, including native frogs and fish living in the ponds. Although this sounds a bit disturbing, the native species will eventually be killed by the African Clawed Frogs anyway. The pH level will normalize after about a month and native species will repopulate.
